CUSTOMER RESPONSIBILITY LIST FOR CUSTOM MODULAR DESIGNS, LLC'S
ASSIST-U-BUILD©® MODULAR HOME BUILDING PROGRAM
One of the reasons why Custom Modular Designs is the fastest growing modular company in New England is because we don't "SET and GET". Most of our competitors in the modular industry offer "Drop, Set, and Weather Tight" or "SET and GET" Building Programs. We have chosen to call our trademarked and copyright protected building program "Assist-U-Build". Why? We offer more than the traditional "SET and GET" type of service. We are there for you from DAY 1 - "Concept" to the LAST DAY - "Completion" and every step of the way in between.
WE ARE PROUD TO SAY THAT WE DON'T "SET AND GET"…
The following is a list of the major duties that you must complete under our Assist-U-Build Modular Home Building Program…

Obtain a building permit for your modular home.

Install your foundation, basement floor and sill plates; and provide lolly columns and steel plates for your modular home.

Customer shall be present at the delivery of the modular home with certified payment for the same.

Customer must have a Porta-John and roll-site container on-site for the set of the modular home.

We will provide and install tarpaulins over the modular home sections. Customer must monitor and maintain tarpaulins in case of inclement weather to ensure that the tarps remain fastened.

Install any siding, soffit facure material not installed at our modular home factory.

Connect modular home plumbing to water and soil lines and install extension on waste vents through roof.

Connect exhaust fan ducts to roof vents as needed and required.

Connect wiring and install lighting fixtures not installed at our modular home factory.

Adjust windows and doors of the modular home if and as needed.

Hang sheetrock at clear span ceilings and walls and at archways, if applicable.

Paint any unpainted inside trim and reworked drywall areas of the modular home.

Install door units and/or cased arches of the modular home.

Install stairs, in part or in whole, that have been shipped loose as and if needed.

Complete the installation of the baseboard not installed at our modular home factory.

Install any hardware not installed at our modular home factory.

Install carpet nosing where required; seam at openings and install carpeting in clear span rooms.

Install insulation in floor framing or basement of the modular home.

Install attic decking and fasten in accordance with the factory fastening detail for homes with attic trusses.

Install screens and external grills for the windows of the modular home.

Install pull down attic stairs for homes with attic trusses and pull down attic stairs.

Install fireplace venting if and as applicable.

Supply and install all railings, balusters and newel posts for the modular home.
NOTE: In some cases special instructions may be needed for particular modular homes including but not limited to; Cape Cod, split level, 2-story and raised ranches. All soffits, fascia and siding must be installed immediately following the set and fastening of the modular home to the foundation. Any leaking or water damage caused by wind, rain, ice, sleet and snow is not the responsibility of Custom Modular Designs, LLC after the set and installation of the home has been completed.
